Council will watch variances

City councillor Luke Stack says he will be watching the progress of an apartment development on Lawson Avenue very closely.

Council was asked to consider rezoning the property at 1021 Lawson Ave. from the current two-dwelling housing zone to a medium density zone to facilitate the four-storey apartment building.

The application was given unanimous approval, but the inclusion of five potential variances caught Stack’s attention.

While he was supportive of the rezoning, Stack did have reservations about the number of variances being tracked by planning staff.

“I would like to caution the applicant that if there are five variances already anticipated, sometimes to me that’s a signal that there may be too much building being pushed onto a lot,” Stack said.

“I will be looking carefully at what these variances are and how much they impact the neighbouring properties.”

Staff indicated three variances are related to setbacks, with two others related to parking stall sizes.

Council was only asked to vote on the rezoning application Monday.

The variances will be discussed by council when applications for a development permit and development variance permit are brought forward.

The matter will now be forwarded to a public hearing.
